Fargo-Moorhead Market Update

August 2026

Overview

Lower inventory, higher sales, slightly higher prices. Lower inventory means less options for buyers. This won't be an issues if there are fewer buyers, however with increased sales, this shows there is still demand in the area. With the reduced inventory and increased sales, over time this could lead to an increase in prices.


12% Increase In Sales
Nice increase in sales over last July. This shows that demand in the area is increasing, even with higher interest rates. We should see sales continue to increase in August.

4% Increase in Median Sales Price
Slight increase to Median Sales Price. This varies month-to-month, but indicates that prices are increasing in the area. I think we'll see median prices be higher over the next few months. 

7% Decrease in Inventory
Large drop in inventory for July. This is mostly due to fewer new listings being added in July. This means there are less options for buyers. This could be helpful for sellers being there is less competition. Hopefully inventory increases in August.
